Maisey Fence LLC is a family-owned and operated fencing contractor serving Anchorage, Eagle River, Palmer, Wasilla, and surrounding communities in Southcentral Alaska. We have over 30 years of experience in residential and commercial fence installation, repair, and related services. Maisey Fence LLC is fully licensed and insured in the State of Alaska.

3. Estimates and Pricing

Pricing information, cost ranges, and estimates provided on this website are approximate and for general reference only. Actual project costs depend on numerous factors, including:

• Linear footage and gate requirements
• Soil conditions, frost depth, and ground accessibility
• Permit requirements and local regulations
• Current material and supply pricing

A detailed, written estimate specific to your property will be provided after a free on-site inspection. Estimates are valid for 30 days from the date of issuance unless otherwise stated. Final pricing is established in a signed project agreement and may differ from initial estimates if site conditions or project scope change.

4. Project Agreements

All fencing projects performed by Maisey Fence LLC are governed by a separate written project agreement (contract) signed by both parties prior to commencement of work. These Terms of Service apply to your use of this website and do not replace, modify, or supersede any terms contained in a signed project agreement. In the event of a conflict between these Terms of Service and a signed project agreement, the project agreement shall govern.

5. Property Access and Responsibilities

By requesting fencing services, you represent and warrant that:

• You are the legal property owner or have authorization from the property owner to commission fence work
• You will provide accurate property boundary information or arrange for a professional survey if boundary lines are in dispute
• You will ensure our crew has reasonable access to the work area on scheduled installation dates
• You are responsible for identifying and marking all underground utilities, irrigation lines, septic systems, and other subsurface obstructions prior to installation

Maisey Fence LLC is not responsible for damage to unmarked underground utilities or obstructions. We recommend contacting Alaska Dig Line (811) before any fence installation project.

6. Permits and Compliance

Fencing projects may require permits from the Municipality of Anchorage or other local jurisdictions. While Maisey Fence LLC can assist with the permitting process, it is ultimately the property owner's responsibility to ensure all necessary permits are obtained and that the fence installation complies with local zoning ordinances, building codes, HOA covenants, setback requirements, and any applicable property easements.

7. Alaska Weather and Seasonal Considerations

Due to the unique climate conditions in Southcentral Alaska, please be aware that:

• Fence installation is seasonal and typically limited to months when ground conditions permit post-hole digging (generally May through October, weather permitting)
• Project timelines may be affected by adverse weather, extended freeze, snow, rain, or other conditions beyond our control
• Natural ground movement caused by freeze-thaw cycles, frost heaving, or permafrost activity is a normal occurrence in Alaska and is not a defect in workmanship
• We employ best practices for Alaska conditions, including appropriate post depth and setting methods to minimize the effects of frost

Maisey Fence LLC will communicate proactively about any weather-related schedule changes and will work diligently to complete your project as soon as conditions safely allow.

8. Warranty and Workmanship

Maisey Fence LLC stands behind the quality of our work. Specific warranty terms, including coverage period and conditions, will be outlined in your signed project agreement. General warranty provisions include:

• Workmanship: We warranty our installation labor against defects in workmanship for the period specified in your project agreement
• Materials: Fence materials may carry separate manufacturer warranties, which will be provided to you upon request
• Exclusions: Warranties do not cover damage caused by natural disasters, acts of God, vehicular impact, animal damage, improper use, unauthorized modifications, or normal weathering and aging of natural materials (such as cedar graying)

9. Payment Terms

Payment terms, including deposit requirements, progress payments, and final payment, are established in your signed project agreement. General payment policies include:

• A deposit may be required before materials are ordered and work begins
• Final payment is due upon completion of the project unless otherwise specified
• Accepted payment methods will be detailed in your project agreement
• Late or non-payment may result in suspension of work, mechanic's lien filing in accordance with Alaska law, and/or referral to collections

10. Cancellation Policy

If you need to cancel a project after signing a project agreement, cancellation terms as outlined in your agreement will apply. In general:

• Cancellations made before materials are ordered may receive a full deposit refund
• Cancellations made after materials have been ordered or work has commenced may be subject to restocking fees, material costs, and compensation for work already performed
